Did you know the seller can sign on Tuesday and the buyer on Thursday—and they don't necessarily have to meet at the closing table? Here's how it works

Do Buyers and Sellers Have to Close at the Same Time? Not Necessarily!

When people think about closing on a home, they often picture buyers and sellers sitting around the same table, signing paperwork, exchanging keys, and celebrating the sale.

But here's something many buyers and sellers don't realize:

You don't always have to be in the same room, at the same time, or even sign on the same day to complete a real estate transaction.

In Michigan, title companies can often coordinate separate signing appointments to accommodate everyone's schedules.

How Does That Work?

Let's say you're selling your home, but your schedule doesn't line up with the buyer's.

Maybe you're moving out of state, traveling, working, or trying to coordinate the closing on your next home.

There may be several options available.

Option 1: Same Day, Different Times

The seller signs at 9:00 AM, and the buyer signs at 3:00 PM.

Neither party has to be present for the other's appointment, provided the closing arrangements are approved.

Option 2: Different Days

The seller signs on Tuesday, but the buyer isn't scheduled to sign until Thursday.

This can sometimes be arranged through the title company, which holds the seller's signed documents pending completion of the transaction.

Option 3: Seller Signs in Advance

In some situations, the seller can sign closing documents several days before the scheduled closing.

This can be especially helpful when a seller is relocating, has travel plans, or simply cannot attend on the scheduled closing date.

The title company coordinates the documents and holds them according to its closing instructions until the remaining requirements are satisfied.

Option 4: Different Locations

The buyer and seller may sign at separate title offices or, when approved, use a mobile notary or another authorized signing arrangement.

Michigan transactions may even involve separate title companies coordinating the buyer's and seller's sides.

But When Is the Property Actually Closed?

Here's the important part.

Signing your paperwork is not necessarily the same as officially completing the sale.

Even if the seller signs on Tuesday, the transaction may not be completed until Thursday, after the buyer signs and the title company confirms that all necessary documents, funds, and lender requirements have been satisfied.

The title company coordinates the closing, handles the required funds, and arranges for the appropriate documents to be recorded.

The seller generally receives their proceeds only after the transaction is authorized to fund and disburse—not simply because they signed early.

And remember, handing over the keys and giving possession of the property are governed by the purchase agreement. Possession does not automatically transfer when the first party signs.

Why Is This Important?

Real estate transactions involve a lot of moving parts.

Buyers and sellers have jobs, families, moving schedules, travel commitments, and sometimes another property closing to coordinate.

Understanding the available options can help reduce unnecessary stress and scheduling conflicts.

Not every transaction qualifies for separate or advance signing. The purchase agreement, lender requirements, title-company procedures, and any last-minute changes must all be considered.

But with advance planning and clear communication, there is often more flexibility than people expect.

Experience and Communication Matter

At The Brabb Team, we believe a successful real estate transaction isn't just about getting an offer accepted.

It's about understanding the process, anticipating potential complications, coordinating with everyone involved, and helping our clients navigate the details from contract to closing.

Because sometimes the simplest solution isn't changing your schedule. It's knowing what options are available.

If you're thinking about buying or selling, we're here to help you understand the process and make informed decisions.

And if you know someone considering buying or selling, your referrals are always one of the greatest compliments we can receive.
