7 Things Buyers Notice in the First 10 Minutes of a Showing

When buyers walk into a home, they start forming an opinion almost immediately. In many cases, the first 10 minutes can determine whether they become genuinely interested—or mentally move on to the next property.

If you're preparing to sell, these are seven things buyers tend to notice right away.

1. The First Impression From the Street

Before buyers ever open the front door, they're already looking at the exterior.

They notice the lawn, landscaping, driveway, front porch, siding, roofline, and overall maintenance.

You don't necessarily need expensive landscaping. A freshly cut lawn, trimmed shrubs, clean windows, swept walkways, and an inviting entrance can make a significant difference.

The goal is simple: make buyers want to see what's inside.

2. How the Home Smells

Smell is one of the fastest ways a buyer forms an emotional reaction to a property.

Pet odors, cigarette smoke, cooking smells, moisture, mildew, or an overly strong air freshener can immediately raise concerns.

A clean home with a neutral, fresh smell usually makes the best impression.

And remember: buyers may wonder whether an odor is something that can easily be cleaned—or evidence of a bigger problem.

3. Cleanliness

Buyers notice floors, countertops, bathrooms, appliances, windows, and even areas sellers may not think matter.

When a home is dirty, some buyers start wondering:

“If this wasn't maintained, what else wasn't maintained?”

This may be the most important one.

Buying a home isn't purely a financial decision. It's emotional.

Buyers are asking themselves:

Can I see myself living here?

They notice whether the home feels comfortable, cared for, welcoming, and easy to move into.

That's why preparation matters.

You aren't simply selling bedrooms, bathrooms, and square footage.

You're selling the experience of living in the home.

 

You usually don't get a second chance at a first showing.

Small details can influence how buyers perceive a property—and ultimately how much they're willing to pay for it.

Before putting your home on the market, it can be helpful to walk through the property as if you were seeing it for the first time.
